National homebuilder Toll Brothers Inc. has plans to build hundreds of multifamily units on vacant land north of Ann Arbor.
The Pennsylvania-based company submitted preliminary plans to the city to annex 109 acres at the northwest and southwest corners of Nixon and Dhu Varren roads in Ann Arbor Township.
Toll Brothers wants to build 500 residences on the vacant land, including a mix of attached carriage houses and town houses. Specific details about the site layout and unit pricing were not yet available from Toll Brothers.
“We are currently in the preliminary stages of the planning process,” said Jason Minock, vice president of Toll Brothers Michigan division, in a statement. “We are working internally and with the city to finalize plans in preparation for a July 10 citizen participation meeting. At that meeting, we will have more specific information to share about this exciting new community.”
Preliminary plans submitted to the city show four- to five-unit carriage homes are proposed on the northern and southern portion of the property for a total of 219 units. The units will be about 2,100 square feet and feature two-car garages.
The town houses on the site will be “brownstone” style attached units with raised porches, located on the perimeter roads and interior loop road to provide “urban character.”
The public can learn more about the project and provide feedback at a meeting at the Holiday Inn at 3600 Plymouth Rd. at 7 p.m. on July 10.
The properties Toll Brothers wants to develop are located at the Nixon, Green and Dhu Varren roads intersection. The city reinstated the four-way stop at the intersection this week after it had been changed to a two-way stop as part of the detour route for the Pontiac Trail construction project.
The site is also located across Nixon Road from where Birmingham-based Bleznak Real Estate Investment Group plans to build 294 apartments.
Signature Associates has been marketing the land Toll Brothers plans to develop for sale.
Pennsylvania-based Toll Brothers entered the Washtenaw County market in 1999. The company has developed and built homes in The Pines at Lake Forest, Glenborough, Arbor Hills, Walnut Ridge and Riverwood.
Following the real estate crash, Toll Brothers re-entered the Washtenaw County housing market in 2012 with a 24-home subdivision in Pittsfield Township called The Pines at Lake Forest. The company is currently developing the 32-home Woodlands of Geddes Glen in Superior Township and the 29-home Riding Oak Estates on Scio Church Road in Lodi Township.
Minock told The Ann Arbor News in May that Toll Brothers is finding high demand for luxury homes in Washtenaw County. He said there is a trend of buyers gravitating closer to Ann Arbor to get within the Ann Arbor school district and an Ann Arbor mailing address.
“(Toll Brothers) tends to buy at what we call Main and Main,” he said. “So Ann Arbor Schools with Ann Arbor mailing, or Northville schools with Northville mailing. People tend to gravitate to those places.”
Aside from Washtenaw County, Toll Brothers is finishing a 900-home subdivision in Novi and working on sites in Northville and Oakland Township.
The company plans to develop a 274-home subdivision in Canton, the largest residential subdivision the community has seen in more than a decade.
Toll Brothers is based in Pennsylvania, and the company operates an office in New Hudson, Mich. The company was valued at $6.65 billion based on a Tuesday morning stock price of $37.38.
